Somerset county parcel opens for development

More than 15 acres of land, one of the largest parcels still available on Route 22 in Somerset county, N.J., is currently being marketed for the development of a 300,000 s/f office research park. According to Peter Wisniewski, executive vice president of David Cronheim Company, and exclusive leasing agent for the property, build-to-suit leasing opportunities are being offered in units from 20,000 s/f to a maximum of 300,000 s/f. Permitted uses include professional offices and research operations, similar to those of nearby Metlife and Ethicon/Johnson & Johnson facilities.

Wisniewski said that the parcel is strategically located at a traffic light intersection. It fronts Route 22 and Route 28 in this burgeoning pharmaceutical hi-tech corridor, and sits just two miles west of Route 287 and Bridgewater Commons Mall, both focal points in the Somerset county landscape.

"Our office experiences a steady flow of leasing activity in the Bridgewater area. Somerset county is considered a hot spot for commercial growth by virtue of the fact that Routes 22, 78 and 287 connect the county, particularly the Bridgewater area, with other segments of the state," Wisniewski points out.

"We are observing an obvious migration pattern of New Jersey businesses to the Somerset county area, which has much to offer in terms of growth and diversity for the business community and its employment base," he notes, adding that Somerset county is the locale for a large percentage of the state's workforce.
