Buildings at Lincoln Harbor receive site plan approval

The final three buildings of Hartz Mountain Industries' Lincoln Harbor development in Weehawken, N.J. have received site plan approval, clearing the way for an additional 1.1 million SF of class "A" office space and a 135-room all-suites hotel.

Hartz has completed a marketing center on the tenth floor of the existing 1200 Harbor Boulevard for interested tenants. The full service center features floor plans and renderings of the planned buildings, maps of the development, and a bird's eye views of the development sites themselves.

"The final pieces of Lincoln Harbor represent an important milestone for Weehawken," said Mayor Richard Turner. "We've succeeded in creating a world-class development that not only brings business to our city, but honors the waterfront and provides ample public access via the beautiful waterfront walkway, bike path, and parks."

"These approvals are vital. As the market cycle turns positive, office space on the Hudson River waterfront will once again be in demand," said Emanuel Stern, president and chief operating officer of Hartz Mountain Industries. "We will be in a position to meet the demand with these buildings already designed, engineered, and now fully approved. We can deliver the space within 12 months of lease signing and have an ability to service a broad range of tenant needs with approved buildings of approximately 90,000, 200,000, 452,000 and 852,097 square feet."

Beginning in the fall of 2003, Hudson-Bergen Light Rail will serve the site via the Lincoln Harbor Station, offering service to Hoboken, Jersey City, and Bayonne, with future service continuing to the Vince Lombardi Park and Ride at the north end of the New Jersey Turnpike in Ridgefleld. Lincoln Harbor is already served by the Lincoln Tunnel and I-495 and has direct ferry service to W. 38th St. in Manhattan. New Jersey Transit bus routes connect Lincoln Harbor with the Port Authority Terminal in Manhattan, the PATH Station at Hoboken Terminal, and other New Jersey destinations.

Currently home to more than 1.8 million SF of commercial development, Lincoln Harbor kicked off New Jersey's waterfront office development when Hartz commenced the first phase of the project in 1985. Major office tenants at the development include UBS/PaineWebber and Citicorp.

Hartz Mountain recently named GVA Williams as exclusive leasing agent for Lincoln Harbor.
